Initial Feasibility Review
First you contact us and we’ll schedule a time to meet to conduct a feasibility review for your project/property.
This review involves a visit to your property by our designer, Andrew Reimer. He will meet with you and discuss potential changes to your current home and/or the options for a new building, You’ll talk about your needs and desires, what ideas you have in mind, and how the new space will suit your lifestyle, as well as the styles, materials, finishes and features you may want to incorporate.
Andrew will look at possibilities and constraints and give you a sense of how feasible different ideas may be. With over 30 years of experience in all aspects of residential construction, Andrew can also usually provide an indication of potential costs and probable future value. This meeting usually takes about 1- 2 hours.
Following this meeting we perform an office review of the applicable building legislation associated with your property and the proposed ideas.
You’ll receive a written summary that outlines our findings and provides direction and options for your project.
The cost for this Feasibility Review starts at $500. The review work sets the baseline for the project and comprises part of the documentation required for the design & permit processes.
If your location is outside of the Comox Valley, then travel costs will also apply.
If needed, we perform site measurements to establish the existing conditions, and then prepare a 2D plan drawing of your existing building and/or property footprint showing the setback requirements, potential buildable footprint, and associated allowable lot coverage & floor area calculations. Additional costs apply for this work.
If you have a set of plans for your existing home and a current survey document of the property, by a registered BC Lands surveyor, this greatly expedites the process. If you do not have these documents, there may be additional cost for more site time or to have the property corners staked by a surveyor to facilitate the process.
The goal is give you the most relevant information so you can decide with confidence if you want move ahead with your project. It is also an opportunity to decide if we want to take a next step together.
The Next Step
When you are ready to proceed, we set up a second meeting to explore your project in more detail. We’ll discuss the likely time line for your project, give you a more refined approximation of probable costs, and choose the appropriate direction to proceed.
Our services are billed at an hourly rate to allow us to tailor services to the needs of your project. The scope of every project differs, as does the amount of time required to create drawings and models, develop the design, and produce detailed budget information.
If, at some point you decide not to proceed with the project, you simply pay us for our time invested to work on your project to date.
Design, Budget, Build
FORMATURA produces both 2D schematic plan drawings and 3D views of interiors and/or exteriors to show you how your home could take shape. You’ll comment on the elements and finish details you prefer, approve the designs or suggest alterations you feel are important. We provide a Working Budget Estimate to the design based on your finish preferences.
We continue to work together to finalize the design. We create appropriate permit and construction drawings and coordinate the necessary documentation for required permits.
Together we chose a suitable date to begin construction, balancing schedules and required lead time for materials orders, etc. As building commences, we regularly communicate with you, keep you informed as to progress, and alert you to any decisions that require your input.
When it is all complete and the final documents are signed off, you move into your new space. And celebrate!
